As with shops we are able to provide a commercial mortgage for pubs and restaurants up to 85% loan to value on a freehold premises. If accounts are available to support the level of borrowing the rate of interest charged and the terms and conditions will be more favourable.
Where accounts are not available or it is a new business, we can still arrange up to 85% loan to value, but the terms and conditions would reflect the greater risk taken by the lender. Freehold premises are more attractive to lenders and particularly those with living accommodation above where the client may live or rent out to increase the income.
Where clients are tenanted landlords of pubs it has been common for us to arrange finance for them to purchase the freehold from the brewery.
