With regards to a commercial mortgage on offices the terms of any finance available will always vary depending upon whether the office building is for investment purposes or if the applicant is going to accommodate it. In some cases clients will occupy only a small percentage of the office space and sub let the remaining space to offer extra revenue to the business.
For most investment properties we would be looking to finance up to 70% loan to value, this of course will vary depending on the client’s expertise in this area, and we would be looking at the quality of the tenants and the strength of each lease in place. If the property is to be owner occupied we would normally expect to offer terms up to 80% of the freehold value of the property, this may be exceeded in certain circumstances and most lenders would look kindly upon any proposals to refurbish the property, particularly if this were to generate additional income as a result of the refurbishment.
